The site is a rectangle of 9.45 ac, zoned GC and most of the northerly part of the property will be developed as a new Kia dealership for sales and service. Neighboring properties on all sides are also zoned GC. The project site area is 6.8 ac with the remainder to the south undeveloped at this time. A BLA will be required. The site entrance will be off Smokey Point Blvd in a shared driveway with Honda and a 2nd driveway farther south on Smokey Point Blvd. There may be use if the existing driveway off 156th St NE in the future. The building area will be approximately 33,000 sf of sales and service support area on the ground floor level plus a mezzanine level of up to 3,000 sf for storage, locker rooms and some office use. The building will be 30ft high at the showroom and mezzanine areas, and about 22ft high at the service shop areas in the west half. Construction will be III-B, fire sprinklered, with non-separated uses There will be approximately 600 parking spaces on the site of which about 6
